When you’re living in your home while preparing to sell, our Occupied Staging service helps your space feel its most welcoming, spacious, and market-ready — without starting from scratch. We take a collaborative, eco-conscious approach, blending what you already own with thoughtful enhancements to help buyers instantly feel at home.
What to Expect
Schedule Your On-Site Assessment
Your staging journey begins with an on-site walkthrough, which is a relaxed, thoughtful visit where we get to know your home and the story it tells. This assessment may take one or two hours, depending on the size of your home and where you are in the moving process. We charge a flat fee for this visit, which covers our time and the preparation of your proposal.
The On-Site Assessment
We move room by room, taking notes and photographs. During this time, we look closely at:
Furniture placement and flow
Décor and styling
Lighting and overall feel
What can stay, what may need to be rearranged, and what could be added. Our goal is always to honor your home, using as many existing pieces as possible and supplementing only where needed.
Your Custom Staging Plan
Within 48 hours, you’ll receive:
A detailed quote
A personalized project plan
And a clear outline of next steps to ensure that you know exactly what to expect — no confusion, no surprises.
Booking & Preparation
If you choose to move forward with staging:
A 50% deposit secures your staging date and allows us to begin planning.
The remaining 50% is due before final staging is completed.
All payment details will be clearly included in your quote.

Prefer to stage the home yourself with guidance? If you decide to book a Staging Consultation instead of full-service staging, the cost of your initial walkthrough will be fully credited toward that consultation.
