Our Occupied Staging walkthrough is the essential first step in preparing your home for staging. During this appointment, we carefully tour the property to assess each space, take detailed notes and photographs, and identify what will be needed to transform your home into a buyer-ready showcase.

We evaluate existing furniture, décor, layout, and lighting to determine what is useful, what may need to be removed or rearranged to best attract and intrigue your potential buyers, and what sustainable or locally-sourced pieces might enhance the final presentation. This visit allows us to plan the staging process efficiently and provide an accurate estimate for your custom staging package.

During your walkthrough, we’ll complete a full visual assessment of your home, taking on-site notes and photos to guide the staging process. Within 48 hours, you’ll receive a detailed quote and project plan outlining the next steps for bringing your home’s story to life.

The walkthrough is billed at a flat rate of $188, which covers our on-site visit, reference photos, and proposal preparation. Once you decide to move forward with staging, we ask for 50% of your quoted fee upfront to confirm your booking and begin planning to stage your home. The remaining 50% is due before the final staging is completed, ensuring a smooth and timely process from start to finish.

If you choose to schedule a staging consultation — where we guide you on how to stage your home yourself rather than doing it for you — the fee for your initial walkthrough will be fully credited toward your consultation.
